REalyse MCP uses the same underlying data as REalyse Core, but it does not expose every dataset, map layer or filter. This page is the list to check when a question works in Core and the assistant cannot answer it the same way. generate_data_report answers broad questions through a separate analytical service. A report is not a substitute for a dataset that is missing from the tools below. Pulse is a separate product and is not covered here.

Demographic indicators

get_demographics_summary returns total population, unemployment, household tenure, rental affordability and income by age. These Core indicators are not available through MCP: Core can show these as hexagon maps. MCP returns tables and time series, plus one satellite image for a title boundary. It does not draw hexagon or choropleth maps. Broadband speed for an area, including the national benchmark, sits under Demographics in Core and is not in MCP.

Policy and constraint layers

Core’s Policies panel includes rate lookups and map layers. MCP covers the three rate datasets: Local Housing Allowance (BRMA/LHA), London Living Rent and Community Infrastructure Levy. These layers can be drawn and searched in Core, and are not in MCP:
  • Flood zones and flood defences
  • Green belt as a map layer (MCP can still flag whether a title is in the green belt)
  • Areas of Outstanding Natural Beauty
  • Special Areas of Conservation
  • Nitrate sensitive areas
  • Conservation areas
  • Listed buildings, heritage at risk, scheduled monuments, world heritage sites, registered battlefields, and registered parks and gardens
  • Article 4 directions
  • Brownfield register as a map layer (MCP can still flag whether a title is on brownfield land)
  • SHLAA sites
  • Local Development Plan sites, adopted and emerging: residential, employment, mixed use, community facilities and settlement boundaries

Construction pipeline

Core’s planning charts split units by planning stage and units in construction by construction stage. get_planning_pipeline_stats covers planning stages. It has no construction-stage breakdown.

HM Land Registry documents and valuations

MCP returns title data and ownership. It cannot check, buy or download official copies of the register or the title plan. Requesting a site valuation, and the allowance Core uses for those requests, is not available.

Agent comparison, Scout and Overview

Agent comparison (which estate and letting agents are active in an area) is not available. Scout, the AI property search inside Core, and Overview, the generated area summary, are not available. generate_data_report is a different tool, so an answer from your assistant will not match a Scout conversation in Core.

Fewer options than Core

These datasets exist in MCP. Filters and series that Core offers are missing, so a question that depends on one of them comes back unfiltered, or with a note that the filter is unavailable.

Comparables

search_comparables filters on listing type (sold price, asking price, asking rent), bedrooms, property type, price range and whether to include duplicate listings. Core filters with no MCP equivalent:
  • Build to rent only, on asking rents
  • Student accommodation and purpose-built student accommodation
  • HMO rentals
  • Let agreed, on asking rents
  • Sold subject to contract, on asking prices
  • Shared ownership, on asking and sold prices
  • New build versus secondary stock
  • Property features such as garden, parking, balcony, lift or retirement
  • Size in square feet, and price per square foot
  • EPC rating
  • A price distribution histogram
get_market_indicators covers sales, rents, transactions and student rents, with bedroom, property type, build type and build-to-rent filters. Missing compared with Core:
  • The “Other” property category for sales and transactions
  • A shared-ownership toggle on sales and transactions
  • A purpose-built student accommodation toggle
  • Hexagon maps of any indicator

Planning

search_planning_applications and get_planning_pipeline_stats filter on build-to-rent, unit count, planning stage, project status, primary sector, primary category, contractor and keywords. Core filters with no MCP equivalent:
  • Development type (new build, refurbishment, extension and combinations)
  • Stage group and contract stage
  • Overlap with brownfield land or the green belt
  • Planning alerts (saved searches with notifications)

Land and ownership

search_land_parcels filters on HMO, brownfield, green belt, proprietor names and UPRN. get_land_ownership adds Companies House detail for one title at a time. Core filters with no MCP equivalent:
  • Tenure (freehold, leasehold, unknown)
  • Ownership type (business, private, council, local authority, mixed, non-profit, housing association)
  • Site area
  • Lease length
  • Planning use classes
  • Density
  • A company lookup that finds the right proprietor or contractor from a list (MCP accepts a name, and has no search to pick the company)

Core features that are not datasets

These are part of the Core web app, and are outside MCP: alerts, Word, PDF, CSV and Excel exports, dashboard templates, projects and site cards, boards, and the measure tools on the map.
